On Galveston's East Beach, they're selling a little piece of paradise – if you can afford the price.
Just over the dunes from the crashing waves is an open field. It doesn't look like much now.
But there are plans to transform this land into a development called Estates of Grand Beach: ten magnificent properties, all with beachfront views.
Each lot is on the market for $1.5 million, minimum. The lots are as large as four acres, with enough room for multiple residences.
What's on the drawing board is a gated community with a helipad: an island retreat for mega-rich families.
"This is just another element for the east end of the island to support what our original vision was," said Falcon Group executive vice president Richard Anderson. "And that is to make it what is effectively the River Oaks of Galveston."
Because the land is just off the beach, it's vulnerable to storm surges. So the developer recommends building the homes' living areas at least 17 feet above sea level.
